What Is a Property Insurance Appraisal?
A property insurance appraisal is a contractual dispute resolution process outlined in most Texas property insurance policies. When a policyholder and their insurer disagree on the amount of loss from a covered event, either party can invoke the appraisal clause to resolve the disagreement.
Rather than litigating in court (which takes 12–24 months and costs tens of thousands in attorney fees), the appraisal process uses two independent appraisers and a neutral umpire to reach a binding award in 30–90 days.
The appraisal clause has been standard in Texas property policies for decades and is required by state law. It provides a faster, more affordable alternative to litigation for resolving disputes about how much damage costs to repair. The process is binding—once appraisers or an umpire determine the amount of loss, both the insurance company and the policyholder must accept that amount as final.
Appraisal is most effective when coverage is accepted and the only disagreement is over repair costs. If your insurance company has accepted coverage but undervalued the claim, appraisal can force them to pay the true cost of repairs. If your claim is denied for coverage reasons (e.g., "this damage is excluded"), appraisal alone cannot help—litigation would be necessary to challenge the denial.
