When the two appointed appraisers cannot reach agreement on the amount of loss, a neutral third party — the umpire — reviews both positions, inspects the property if needed, and renders a binding decision.
Any two of the three signatures (the two appraisers' and the umpire's) create a binding award enforceable under Texas insurance law.
